Most lofts in North London are wasted space. With a few hundred pounds of materials and a day's work, your loft becomes the most useful storage room in the house — or even a usable habitable space.
Loft Boarding
Loft boarding lets you store boxes, suitcases, Christmas decorations and seasonal kit out of the way and off the bedroom floors. We use loft-leg raised flooring systems that lift the boards above the insulation — important, because compressing the insulation under regular boards halves its effectiveness and the loft loses heat.
Typical boarding job: about 12-20 square metres for a semi-detached, raised on loft legs above 270mm of insulation, with proper ply-jointing and edge support around the hatch. Total time about a day.
Loft Ladders
A drop-down loft ladder is night-and-day compared to lugging a step-ladder out of the cupboard every time you need to go up. We fit aluminium concertina ladders for tight openings, two- or three-section pivoting timber ladders for normal openings, and electric-powered ones for hatches above stairwells.
Most ladders take under two hours to fit. New larger hatches with built-in ladder kits take three to four hours.

Loft Insulation Top-Up
The current building-regulations recommendation is 270mm of loft insulation. Most North London lofts have between 100mm and 200mm — top-up is a quick, cheap and high-impact upgrade. We add a second layer of mineral wool laid at right-angles to the existing layer to break up cold-bridging.
Where the loft is going to be boarded, we use a combination of thicker insulation under the boards and loft legs to lift the boards above it.
Loft Makeovers — Useable Space
Full loft conversions to habitable rooms (with stairs, windows, building regulations and structural changes) are beyond our normal scope — for those we work with a partnered loft conversion specialist. But making the loft useable as a kids' den, home office, hobby room or storage attic without a full conversion is something we do all the time. Insulated dwarf walls, plasterboard cladding, lighting, sockets and a permanent ladder turn it into a usable room without building regulations.

2. Site visit and quote. For most loft conversions work we like to visit the property to give an accurate fixed price. The visit is free, takes 15-30 minutes and there is no obligation. For very small jobs we can quote from photographs alone.
3. Booking. Once you agree the quote we send a confirmation email and book a date. We do not take deposits for jobs under £500 — you pay on completion when you are happy with the work.
4. The work. We arrive on the agreed day in the agreed time slot. We dust-sheet floors, protect skirting and furniture, and work tidily. We keep you informed if anything changes.
5. Completion and payment. When the job is finished we walk you through it, hand over any guarantees or certificates and take payment. Card, bank transfer or cash all welcome.
